Tadasana or Mountain Pose

Palm should be upward and eyes should be looking straight. Take a breath in. Then raise the heels and lay your weight on the toes. Pull the body up and after some time take the body down while breathing out. Repeat it 10 to 15 times.

Technique: Lie down on the floor on your stomach and face downward. Place the palms next to the chest. Exhaling, raise your trunk from the floor. Straighten the arms, move the head inward towards the feet and extend the back, trying to press the heels firmly into the ground keeping the knees straight making an inverted ‘V’ with the body.

Dhanur Asana Or Bow Pose

Repeat this Aasan 3-4 times.

Take the toes in and hang the head slowly behind. Slowly come in the initial position and repeat this 3-5 times.

Stay in this position for 10-15 seconds and then slowly come back to the initial position.

Urvashi Rautela’s Instagram recently saw a video of her home tour. The house that Urvashi Rautela calls a room is nothing less of a palace. The actress took her fans through the entire house and gave them a briefing about every room in her house. She started the video from the entrance. She walked through the hallway and explained to the cameraman that the entire house is designed by Versace, right from the furniture, doors, cutlery to everything else. She then walked into the dining and living room of the house. The dining table was beautifully laid with all the dinnerware. She also showed the balcony attached to the living room which overlooks the ocean. Urvashi also pointed out that she loves the chandeliers in the room and the yachts that can be spotted from her balcony. 

She then moved into her study room which is adjoining the living room. The study room is dark and has soft reading lights. After which she walked towards the hallway again and took a walk to the other side of the house to show the playroom. This hallway had a lot of portraits hanging on either side of the walls, which Urvashi said that she loves. She then gave a short tour of the playroom. She showed the lounge area and the small bar centre that was made for people to chill and party. Urvashi also revealed that purple is one of her favourite colours and the decor of this room had purple all over the sofa’s and the pool table as well. 

Urvashi Rautela then took viewers to the second floor of the house but not before revealing that the house comes with a lift inside the house as well. On the first floor, she showed the small gym area that she has with all the gymming equipment and the sauna room which is right next to it. The next room that she showed was her bedroom. The bedroom had a separate sitting area and a study table as well. The room is attached to a walk-in closet and a dressing room as well. The dressing room is also attached to the washroom which has a huge circular bathtub. After her bedroom, she moved to another bedroom which is also similar to her room. Urvashi then took the viewers outside to the pool area of the house before the closing of the home tour video.

Aditya Kushwaha, CEO and director, Axis Ecorp, points out that the COVID-19 pandemic has altered how we live, work, learn and play. The overall health, hygiene and wellness concerns during COVID-19, have significantly shifted the focus towards spacious homes, set amid verdant greenery, away from densely packed cities. Further, riding on the wave of sustainability and prospective investment, the holiday homes/secondary housing segment has emerged as a sought-after option for buyers, whose jobs and lifestyle have remained unaffected in the wake of pay cuts. People’s preferences have shifted from the top metro cities to tier-2 and other tourist destinations, he says. “Investors believe that they can find better entry prices, flexibility and sizable returns in such locations,” he explains, attributing the shift to the concept of remote working.

What is the future of real estate in 2021 in tier-2 cities?

Hiral Sheth, HOD, marketing, Sheth Creators, also believes that the internet has been the backbone of 2020, with most people working from home. With a lot of people shifting back to their home towns during lockdown and people realising the importance of having a home of their own, there has been a spike in home buying in tier-2 cities. With this trend attracting reputed developers, the quality of housing would also improve in these cities. “While realty costs in tier-2 cities will be lesser than tier-1 cities, people will also have benefits like large open spaces, the ability to stay close to family, low pollution, etc. Most tier-2 cities today have good infrastructure advancements like metro stations, excellent public transport and availability of basic facilities like schools, hospitals, banks, and shopping markets,” says Sheth.

Deepak Goradia, vice-chairman and MD, Dosti Realty, points out that with offices planning to adopt work-from-home on a long-term basis, many prospective home buyers are considering shifting base to the peripheral areas and investing in homes at more affordable prices. “The buyer’s preference for a change in location is fuelling property demand in the peripheral locations of cities today,” he says.
Following the Coronavirus pandemic, many businesses may also shift to tier-2 cities. Hence, it is believed that by the second half of 2021, demand would increase in tier-2 cities, owing to better employment opportunities, infrastructure growth and improving connectivity. Nevertheless, several roadblocks remain. For example, FDI for projects in these cities has been a major challenge. However, this can be made easier by the government through policies and tax initiatives and benefits that could entice people to invest and set up living and working bases in these high-potential tier-2 cities.
